One platform · One place
One practice, not five different firms, agents and people who never speak to each other. Each part informs the next, and all of it is built on having made the move ourselves.
A home to live in, an investment to let, or a rental while you decide — three different financial decisions, and we settle which one fits before looking at a single property. We read your income as an Israeli bank will, and the budget that follows is usually not the one you arrived with.
We act for you, not a seller, so the search is never limited to one agency's stock. A large share of Israeli homes are sold directly by their owners and never reach a listings site at all — those are the ones we go after, alongside other agents' stock, developers and rentals. Israeli data and AI tools value each one against recorded transactions rather than an asking price.
An Israeli mortgage is not one loan. It is several built into one package — fixed, variable and index-linked in different proportions — and the mix you choose changes what you pay for decades. We structure it around a foreign-income file and take it to decision-maker level.
Sterling and dollars into shekels through a licensed currency partner, with the rate and the margin shown to you before anything moves, and sequenced around your payment schedule.
Israeli banking still runs on branches, paper and wet signatures, where the UK and US have been app-first for years. The account has to exist before the money lands, so we prepare the file, run the compliance and absorb the bureaucracy ourselves.
Where funds sit before or after a purchase, we introduce you to Israeli institutions and set out the options in sterling and shekels so you can compare them properly.
Purchase tax at the Oleh rate where you qualify — 0% on the first ₪1,978,745 against 8% from the first shekel for a foreign resident — then the payment schedule and the handover. One file, one point of contact, from the first conversation to the keys.
Why it is needed
There is no accurate national search the way there is in the UK or the US. The money side is slower and dearer than anything you are used to. And the market runs on a set of rules nobody has written down.
None of this is dysfunction. It is a different system.
Moving the money
Banks quote a small wire fee and take the rest in the exchange rate. Our currency relationships can save tens of thousands of shekels on a purchase-sized transfer.
Built over a career in UK–Israel finance, not a comparison site.
We prepare and run the compliance file ourselves.
Sequenced around your payment schedule.
Savings are not guaranteed. Currency services are provided by a licensed partner; we never hold client money.

What it costs
In Israel the buyer customarily pays the agent anyway. We are not adding a cost to your purchase — we are replacing one you were already going to pay, and what you get for it is not comparable.
Fees are confirmed in writing before any work begins, and exclude VAT.
When we moved, the question that mattered most was what our autistic son would find here. The answer was better than we dared hope, and OTI — the Israeli Autism Association — has been a huge part of that. A portion of every transaction goes to their work.

About me
We came from London as a family and went through all of it first-hand — the banks, the bureaucracy, the paperwork, the mentality gap. I am Israeli with a British mindset, and we know both ends of this move because we have lived at both ends of it.
I am a licensed Israeli property broker and law-trained. Before this my career was cross-border investment, raising capital in Israel and across Europe for British property and asset-backed funds, working with the Israeli banks and with trading desks in London and Europe. We are not estate agents who added services — we came from the finance side and built the property side around it.
Common questions
Usually yes, but not as a UK lender would assess it. Israeli banks read foreign income, dividends and company structures differently, and the loan-to-value depends on residency status and whether it is a first home. Most refusals we see are presentation failures rather than affordability failures.
It is one of the most common positions we deal with, and one of the most frequently mishandled. Being resident here while earning in sterling or dollars affects how a bank reads your file, what documentation it wants and which mortgage tracks make sense. Residency and income currency are two separate questions, and banks treat them that way.
Because we act for buyers rather than sellers, we are not limited to our own stock. We work across other agents' listings, developers, and the large share of Israeli owners who sell directly without using an agent at all — those sales never appear on a listings site. On top of that we run Israeli data and AI tools over recorded transactions, so a property is judged against what comparable homes actually sold for rather than what someone is asking.
Considerably, and mostly in your favour. The Oleh purchase tax rate is 0% up to ₪1,978,745 and 0.5% on the band above, where a foreign resident pays 8% from the first shekel. Timing your status against your purchase is one of the larger numbers in the transaction. We do not provide visa or Aliyah consulting itself.
